Below is general information regarding our application and rental process. Please be sure to read all of the information below before submitting an application.
Application Information:
*We must have all of the information listed below before
we will begin processing your application*

Complete applications are accepted on a first come, first serve basis.

Any person over the age of 18 that will be living at the property must submit a separate application.

Application fee is $40.00 per person – this is NON-REFUNDABLE regardless of approval or denial of application.

Applicant(s) must provide a copy of a valid, photo ID (driver's license, passport, state-issued ID card, etc.)

Applicant(s) must have current, verifiable employment with a gross monthly income of at least two (2) times the monthly rental rate and provide a current pay stub with YTD information. Applicant(s) must have consistent income for at least the previous 6 months.

If applicant is self-employed, he or she must provide us with the 2 most recent year's tax returns.

If applicant is a student, a guarantor will be required.
Grounds for application denial include, but are not limited to:

Incomplete applications (missing any of the items listed above)

Applicant has ever been evicted and/or broken a lease or is currently breaching a lease agreement

Negative reports from previous Landlords
-
Income is insufficient
-
Negative pay history on credit report
-
Applicant has ever been convicted of a felony
-
Applicant is a registered sex offender

Providing false information, at ANY time, to Platinum M Property Management, LLC
Once a decision has been made regarding your rental application, Platinum M Property Management, LLC will contact you and let you know what the next steps are.
Security Deposit Information:

The security deposit will be required to be paid within 2 business days of application approval.

Security Deposit amounts may be increased if Landlord deems necessary due to poor or no credit, negative reports from previous landlords, or poor criminal history

All 'Available' dates are TENTATIVE - we cannot guarantee that the property will be ready on that exact date so please keep this in mind before putting down the deposit on a property

Once a property is ready for move in, we must sign a lease within 3 business days - please keep this in mind before putting down the deposit on a property
If applicant changes mind at any time after being approved and paying any portion of the security deposit, the deposit is immediately forfeited to Landlord
Pet Information:
Some of properties allow pets and some do not. Below is the fee information for the properties that do allow pets.

*All other animals are subject to owner approval*
